Construction Technology

The house is built using the energy-efficient Austrian Velox system with monolithic construction, providing excellent thermal and acoustic insulation, strength, and durability. Low-maintenance materials were used throughout: Mapei PVC membrane roof waterproofing, Aluzinc fencing, and WPC composite terrace decking.

Utilities and Engineering

Smart Home System

Energy System

Bivalent heating system: a Junkers gas boiler operates in tandem with a Panasonic Aquarea air-to-water heat pump.
Water-based underfloor heating is installed on both floors, with individual temperature control in each room.

In 2023, a 14 kW solar power plant was installed, generating approximately 14,000 kWh per year, covering up to 70–80% of the home’s energy needs. A net metering system is in place, which is no longer available for new connections.
A 22 kW Mercedes-Benz electric vehicle charging station is installed in the garage.

Approximately 10 km to Riga city centre, 6 km to the airport, and 19 km to Jurmala.
The house is located on an asphalted dead-end street with no through traffic. Nearby amenities include tennis courts, a gym, physiotherapy services, the 32. augusts restaurant, and an Elvi grocery store.
